Home Staging Tips:
OUTSIDE:
• Remove dead potted plants, toys, bicycles, hoses, yard tools, mowers
• Remove trash cans. Place in garage or on side of the house.
• Trim bushes and trees. Add fresh mulch.
• Add real plants/flowers to beds and pots for a pop of color!
• Place patio furniture with a decorative centerpiece (flowers, etc)
• Re-stain or paint front door if needed
• Replace front door hardware and kick plate if needed
• Remove all solar screens
• Clean out garage thoroughly
• Professionally clean windows
INSIDE:
• De-clutter, De-clutter, De-clutter!
• Neutralize any colorful paint
• De-personalize
• Service HVAC units
• Remove excess furniture and accessories (too much jewelry on a person looks odd...so does too many accessories in a room!)
• Is your furniture the right size for you home? Store oversized furniture.
• Open/tie-back all curtains and raise mini-blinds or open straight across
• Turn on all lights and turn off all fans
• Touch up paint—all walls
• Caulk all corner cracks at door frames and crown molding
• Caulk bathroom tubs, sinks & showers
• Remove wall paper if necessary
• Have carpets cleaned and stretched, if necessary
• Keep temperature very comfortable
• Clean ovens, microwave, cook tops and sinks
• Clean out closets to show how large they are!
• Organize bookcases: Staging tip: 1/3 books, 1/3 art/plants, 1/3 empty space
• Remove/safely store jewelry, valuables and prescription drugs
• CDs, DVDs and remote controls should be put away out of sight
• Remove area rugs — they are “speed bumps for the eye” and can make a room look smaller. Show off your nice floors!
• Remove trash cans, pet bowls, dish towels (even decorative should be put away for photos), cleaning supplies (soap, sponge)
• Remove appliances and excess items from kitchen counters to make them look larger
• Hide laundry baskets/hampers, bathrobes, and any other extra wardrobe items (clothes, shoes/slippers) or toys in the closet.
